1 year fixed rate with all renewals tied to the Royal Bank of Canada rate. So that clients are assured of an ongoing low 2nd mortgage rate, any renewal can never exceed the greater of 7.99% or a maximum of 2.99% above the Royal Bank of Canada 1 year open 1st mortgage rate.
